Timeshare Rental Terms and Conditions

  1. This is a Timeshare rental through the Southern Sun Timeshare Agency on behalf of the Timeshare owner.
  2. Use the Resort Rooms and Facilities are subject to the “Resort House Rules”.
  3. The units are serviced daily. Bath and Beach Towels are supplied.
  4. This booking is for accommodation only.
  5. All meals and telephone will be for your own account.
  6. We cannot guarantee a room number or view direction, however, we will try to fulfil all special requests with regards to view direction on a first come first serve basis, i.e according to how long in advance you have confirmed your reservation as well as the duration of your stay.
  7. As per management rules, the person signing the registration card and thereby accepting responsibility, must be at least 21 years of age and must remain in occupation during the entire week. Underage persons, unaccompanied by a person of at least 21 years of age will not be able to take occupation. All student week bookings are subject to further Resort rules. An indemnity form will be provided on booking.
  8. This is a non-smoking Resort. No smoking is permitted in the Resort.
  9. No cooking facilities are provided in the rooms nor are guests permitted to bring or use cooking appliances in the rooms.

Terms and Conditions of Cancellation

  1. By now, all clients are aware of COVID-19 as well as the risks associated with making a reservation during the pandemic. If the Resort must remain closed for the week you have booked due to COVID-19, you will be refunded the rental amount less the company costs that incurred at the time of the reservation. The company costs range from 20-30% of the total booking fee depending on the unit and week booked.
  2. For all other cancellation reasons, we can endeavor to re-rent out the unit on your behalf at a market related price at the time of re-rental request. When successful in re-letting the week, the rental proceeds will be paid to you less a re-rental fee of 20%.
  3. Please be 100% sure of the dates you are paying for prior to making payment as bookings can’t be moved to alternate dates as all units and weeks are privately owned.
  4. The Agent will not be held responsible for incorrect dates booked or cancellations due to flight cancellations, travel bans, change of plans, a disinclination to travel or if occupants are asked to leave the Resort or prevented from checking in due to contravention of Resort Management rules.
  5. If accommodation is booked for a specific event or festival, please confirm those dates with the event organizers. The Agent will not be held responsible for any cancellations due to change in festival/event dates, cancellation of a festival/event, misquotation of dates for any event or festival by the booking Agent.
  6. The Beacon Island Resort continually strives to maintain the property at a high standard for your convenience and therefore may be busy with upgrading or undergoing maintenance during your stay. Please bear with Resort management.
  7. The Agent cannot be held responsible for any noise or disruption during your stay as a result of maintenance or upgrades.
  8. The Agent operates independently to the Resort. The Agent warrants that all Resort facilities and room descriptions are accurate and up to date to the best of our ability. The Agent will not be held responsible in the unlikely event that your expectations of the Resort were not met or that you experienced poor service from the Resort during your stay.
  9. The Resort reserves the right to change the unit number provided it is the same room type.
  10. Payment for this booking is deemed acceptance of this rental including these terms and conditions.
